Breaking Ground: Middleton Towers Conversion into Student Hostels

On August 13, 2026, HKU announced its acceptance of the proposal submitted by Auspice Investment for the conversion of the Middleton Towers at 140 Pokfulam Road into a student hostel under a Build-Operate-Transfer (BOT) arrangement. The project will convert three existing staff quarters into student accommodation with a total renovated floor area of approximately 18,199 square metres, providing around 800 to 900 hostel places. The facilities are scheduled to commence operation in the 2028/2029 academic year.

Under the BOT arrangement, Auspice Investment will undertake the design, construction, financing, operation, management and maintenance of the project for a term of approximately eight years. The development is expected to complement HKU’s existing and planned academic and residential facilities in the Pok Fu Lam district, while providing a safe and well-equipped accommodation to enhance students' overall campus experience and well-being. The team led by Mr. Jason Luk of the Estates Office is committed to working closely with CEDARS and Auspice Investment to ensure the successful delivery of this landmark project and provide a high-quality residential experience for future HKU students.
